The first step in applying for a rental is completing a rental application. An application must be turned in prior to scheduling an appointment to view rentals. Applications can be submitted on our website, picked up at our office, faxed or mailed. Each adult who will be occupying the rental property will need to be included on an application. Spouses can fill out one application, with one spouse listed under first applicant and the other listed under second applicant. Roommates will need to fill out separate applications.
We have a $20.00 non-refundable application fee per adult. Incomplete applications, or applications turned in without the fee, will not be processed.
Please take the time to fill out the application and reference request completely and sign and date them. The application process includes a credit check, back ground check, rental reference check and verification of employment and usually takes 1-2 business days. If we need additional information this may extend the process. Our general guideline for income qualification is that rent should not exceed 35% of applicants income.
Upon approval of your application, a rental agreement must be signed and a security deposit paid to hold the rental property until the agreed upon move-in date. All remaining deposits and rent must be paid in full prior to move-in. Payment can be made with cash, check, money order or cashiers check. Pet policy is dependent upon each homeowner’s preference and their insurance companies pet policy guidelines. If allowed, the individual homeowner determines the number and types of pets allowed. If the rental property you are applying for accepts pets, you must provide a reference that can verify the condition of your previous home where the pet lived and/or an additional pet deposit may be required.
